What happens, step by step
Surface assessed first
Render, painted brick, stone, K Rend or pebbledash all behave differently. We assess the substrate before any biocide is mixed.
Solution applied at low pressure
A plant-safe biocide is sprayed at fan-pattern low pressure, penetrating the spore root, not just the visible surface stain.
Rinsed clean, treated to last
Surfaces are rinsed clean once the solution has done its work. Treated walls stay clear of regrowth for twelve to eighteen months in most London exposures.

Walls cleaned and treated
Render, painted brick, stone, K Rend and pebbledash cleaned in a single pass and biocide-treated to suppress regrowth.
Roof tile soft-wash by arrangement
Concrete and clay roof tiles cleaned without high-pressure damage, using specialist surfactants for moss, lichen and black algae.
Painted exteriors, never blasted
Soft-wash chemistry lifts grime without disturbing the paint film, so the wall stays looking its age rather than stripped.
Garden plants protected
Pre-soaked and sheeted where needed. Biocides chosen for plant safety, and beds next to the wall covered as routine.
Run-off captured
We catch and contain run-off where regulations require it, particularly near drains, ponds and watercourses, and dispose of it responsibly.
Issues flagged on the day
Cracked render, failed paint, lifted pointing: all flagged on the day so you can plan repairs rather than discover them later.

How is soft washing different from a jet wash?
Soft washing uses low pressure and a tailored cleaning solution to lift organic growth at the source. A jet wash uses high-pressure mechanical force. Jet washing is right for hard surfaces like driveways and patios; soft washing is right for walls, paint and tiles.
Will the biocide harm my plants?
We choose plant-safe products and pre-soak, sheet or otherwise protect adjacent beds. Tell us about any prized plants near the wall and we will plan around them.
How long does it stay clean?
Twelve to eighteen months in most London exposures. North-facing walls, damp microclimates and properties near woodland will need treatment more often.
Can you soft-wash a roof?
Yes, concrete and clay roof tiles. We never pressure-wash tiles. A roof soft-wash is a specialist visit, usually quoted separately.
Do I need to be home?
Usually not. As long as we have access and an outside water supply, most soft washing can be carried out without you there. We agree access in advance and can send photos of the finished work.
